January Real Estate Market Report 2015 for Panama City and Panama City Beach, FL

Condo sales in Panama City Beach were up 47% in January 2015 from January 2014. We saw a total of 115 condos close out in the first month of 2015. With those numbers that puts this past January as the highest amount of condo sales in one month since October of 2013. This is also the most condo sells that we have ever had in the month of January.

Panama City Beach home sales were up 24% in January this year, (total of 46 closed), compared to January 2014. The fact that you have to go back 10 years (2005 there were 52) to show more home sales in the month of January is surely a good sign.

There were 54 closed home sales for Panama City last month. That’s just under a 4% increase from January 2014. For Panama City home sales you have to go back all the way to 2006, to find more in the month of January.

What’s this mean for 2015 for our area? Based on several national studies done recently it seems as though this year we will start to feel an impact in home sells from those in their early-mid 20’s, due to the fact the mom and dad are kicking them out or because they’re ready to get out. Either way, these first time home buyers should spark sales in the under $200,000 price range. In turn this will generate more move-up buyers. This starts to create a domino effect. That seller upgrades to a $250,000-$300,000 home and then that seller turns around and moves up.

The biggest item we will want to keep our eyes on is interest rates. At the end of January rates are still, on average lower than they have ever been. This is helping to keep the market moving and keeping affordability within reach. Most economists are betting this is the year rates will start to rise. If you’re on the fence of buying now or later we would heavily suggest pulling the trigger.
