Million Dollar Question

If you’ve been thinking about selling or have sold a property in the past one of the first things that
comes to mind is "How long is it going to take to find a buyer for my home". It’s the million dollar
question every seller wished they had a crystal ball for. They immediately start thinking about having
to keep the house clean for showings, packing the kids up every time they get a call someone wants
to come by in 15 minutes, or what to do with Rocco, the overly friendly ankle biter. The list goes on
and on.
Let’s be honest, selling a house can be stressful. Your Realtor looked you in the eyes and promised it
would be a stress-free deal. And yes we can do everything in our control to do so, but let’s be real...
we're not there to help load Sara, Michael and Sean in the car. Each whom all have dirty diapers, and
just laid down for nap time. So again back to the million dollar question, how long is it going to take to
find a buyer for my home?
Well here’s the answer... Depends on who you hire. Seems like a fairly simple answer right? Then why
do so many sellers get it wrong. Here are a few questions I highly recommend having with you when you interview a real estate agent. Yes I said interview an agent. That’s right; don't just hire that friend of a friend
or Susan from yoga class. Or my favorite, the guy who told you he already had a buyer for your house.
Interview! Just like when you're thinking about buying a car you shop from lot to lot. Or maybe you actually
got the urge to join a gym; you probably went to a couple to check them out. It’s the same thing. Keep this
list handy, it could save you some serious heartache.

1. Will I receive weekly updates on real estate activity in my area, including price changes, houses that have sold, and homes that have gone up for sale?

2. Will my house be listed on the internet? If so which sites?

3. How many transactions have you closed this year?

4. How many transactions did you close last year?

5. Can you provide me with a written step-by-step marketing plan of action?

6. Are you full time?

7. Are you a single agent or do you have a team who helps with the paperwork and marketing?

8. What are your average days on market for your listings?

You may have other questions you would like to ask. Bottom line is just be sure you're asking questions.
